How pressure washing is priced
The starting point is square footage and surface. Most jobs run $0.08 to $0.35 / sq ft, but the surface decides where you land: flat concrete is cheapest, house siding and decks sit in the middle, and a roof is the most expensive because of the height, care, and algae-killing detergents it needs. By the hour, a pro is usually $50 to $160.
On top of that sit the levers that move the final number. Soft washing - low pressure plus detergent for siding and roofs - is priced a little higher than blasting concrete because it protects delicate surfaces. Stains (oil, rust, tire marks), two-story or high access, and a sealant coat after cleaning are real extra work and are added on top. What affects pressure washing cost
- Surface - flat concrete is cheapest; decks, siding, and especially roofs cost more per square foot
- Soft wash vs power wash - delicate siding, stucco, and roofs need low-pressure soft washing with detergent, priced a little higher
- Stains and buildup - oil, rust, tire marks, and heavy algae take extra time and chemicals to lift
- Height and access - two-story walls, steep roofs, and ladder work raise the rate in most markets
- Sealing - sealing concrete or wood after the wash is a separate material-and-labor step, often $0.30 to $0.80 / sq ft
- Water and power access - no on-site spigot or outlet means hauling water or a generator, which adds cost
