A transparent ballpark using typical local per-piece ranges - not a quote. Most cleaners set a service minimum (here $75), and your real price depends on your own rates, the fabric, and the condition of each piece.

What drives the price

How upholstery cleaning is priced

Unlike a house clean, upholstery is almost always quoted per piece. The number on the invoice is the sum of each item plus a few real levers - material, condition, and method - that decide how much labor each piece takes.

The starting point is the piece itself: a 2- to 3-seat sofa runs about $50 to $150, an armchair $30 to $60, and a sectional $80 to $200 because it is priced by the number of seats. A mattress sits in its own lane at $40 to $120. Most cleaners also keep a service minimum of $75 to $125 so a single small piece is still worth the trip - which is why one dining chair never actually costs $15.

On top of the piece count sit three multipliers. Material matters - leather needs a clean-and-condition process and suede or silk need low-moisture or solvent cleaning, both of which cost more than steam-extracting durable fabric. Condition is the second: set-in stains, pet odor, and dander take extra passes and stronger treatment. And the method - steam vs dry - changes both the price and the dry time. The calculator above stacks the pieces and applies a method multiplier so the range reflects the actual job.

Pricing tip for cleaners

Quote per piece, but always carry a visit minimum. A lone dining chair or ottoman costs you the same drive, setup, and teardown as a sofa, so a $75 to $125 floor keeps small jobs profitable. Bundle the room - sofa, chairs, and an ottoman together - and the ticket sells itself.
By material

Cost to clean upholstery by material

Material decides the method, and the method decides the price. Durable fabrics steam-clean in one pass; leather and delicate fabrics need specialized care that runs higher per piece.

By method

Steam cleaning vs dry cleaning upholstery

Steam (hot-water extraction) cleans the deepest and is the standard for durable fabrics, but leaves the piece damp for hours. Dry and low-moisture methods cost a little more and are the safe choice for delicate, code-S fabrics like suede and silk.

Low-moisture / encapsulationFaster dry, good for light soil$60 – $160

Steam or dry - which to use

Check the cleaning code on the tag. W is water-safe (steam), S means solvent only (dry clean), WS allows either, and X is vacuum-only. Using water on a code-S fabric can shrink, watermark, or discolor it - so the code, not the price, decides the method.

What moves the number

What affects upholstery cleaning cost

Two identical sofas can be priced very differently. These are the factors a cleaner weighs before putting a number on the job.
  • Number and size of pieces - a sectional is priced by its seats, and the totals add up across the room
  • Material - leather needs clean-and-condition; suede, viscose, and silk need low-moisture or dry methods that cost more
  • Condition - set-in stains, pet odor, dander, and heavy soil take extra passes and stronger treatment
  • Cleaning method - steam (hot-water extraction) vs dry/solvent changes both price and dry time
  • Add-ons - fabric stain protection and enzyme pet-odor treatment are billed on top of the base piece price
  • Access and minimums - a single small item still carries a $75 to $125 service minimum to cover the trip
  • Region and travel - urban labor rates and longer drives raise the rate versus a small-metro market
