The short answer

How much does house cleaning cost?

Across the United States, the cost guides we could open put a standard visit at $120 to $280. By the other common measures that is roughly $25 to $75 per cleaner, per hour, or about $0.10 – $0.20 / sq ft for a standard clean.

Those are starting points, not a quote. The real cost of house cleaning moves with a handful of levers - home size, the type of clean, how often you book, the property's condition, and your local cost of living. The fastest way to see where your home lands is to enter the rooms and size below.

One thing to be straight about: the calculator below runs on Estimaid's own rate card, not on market data. We built it to land inside the published ranges on this page, but it is our estimate. Every table here marks which rows come from a named publisher and which are ours, and our pricing methodology spells out where each number came from and when it was checked. If you want to see how far apart the published sources are from one another before you trust any of them, our US cleaning price study puts all nine side by side on the same jobs.

Rates per hour

House cleaning rates per hour

Hourly is the simplest way to price a first visit or an unpredictable job - you pay for the hours the work actually takes. Local rates run $25 to $75 per cleaner, per hour, but the number a cleaner quotes depends on whether they work solo or for an insured agency, and on whether it is a standard or a deep clean.
Hourly rate
Hourly rateTypical range
Solo cleaner · standardIndependent, one cleaner, routine upkeep$25 – $40 / hr
Solo cleaner · deepOne cleaner, heavy build-up and detail work$35 – $55 / hr
Agency · standard (per cleaner)Insured team; covers payroll, supplies, insurance$35 – $60 / hr
Agency · deep (per cleaner)Insured team, full reset scope$45 – $75 / hr
2-cleaner team · clock hourTwo cleaners billed together, finish in half the time$70 – $120 / hr
3-cleaner team · clock hourLarger crew on big or one-time jobs$105 – $180 / hr

One thing to watch: agencies quote a rate per cleaner, not per visit. A two- or three-person team finishes a home in a fraction of the time, but you are paying every cleaner's hourly rate at once - so a $40 per-cleaner rate on a three-person crew is $120 of clock time per hour. The trade is speed and a faster turnaround against a higher headline number. Solo cleaners are slower but cheaper per hour, which is why they sit at the bottom of the range.

When hourly beats a flat rate

Hourly protects you on jobs you cannot size up front: a first visit, a neglected or heavily soiled home, or an odd one-off. Once a cleaner knows a home, most switch to a flat per-visit price - it is easier for the client to compare and removes the worry of a ballooning hour count. A good rule is to keep your hourly cost in mind as the floor you never quote below.

No single line on this list is the "right" price - they are different views of the same job. A cleaner who quotes a flat $150 for a 3-bed home is implicitly charging about $0.10 / sq ft and roughly $40 per cleaner per hour on a three-to-four-hour visit. The flat number is what most clients want to hear; the per-room and per-square-foot figures are how the cleaner builds it.

By frequency

How cleaning frequency changes the price

How often you book changes the per-visit price as much as anything else. Recurring service is discounted because a maintained home is simply less work each time.

A one-time clean is the most expensive per visit: the cleaner is resetting a home that has not been kept on a schedule, so the job takes the most hours. Switch to weekly or every-two-weeks service and the home never builds up between visits, so each clean is faster - and most cleaners pass that back as a recurring discount, typically 10 to 15 percent below a one-time rate.

Why recurring is cheaper per visit

The discount is not a coupon - it reflects real labor. A home cleaned weekly stays close to baseline, so a visit is light upkeep instead of a reset. Weekly usually earns the deepest discount, every-two-weeks a bit less, and monthly the least, because a month is long enough for build-up to creep back in.
What moves the number

What affects your final price

Two homes of the same size can be quoted very differently. These are the factors a cleaner weighs - and the ones worth flagging when you ask for an estimate.
  • Home condition - a neglected or heavily lived-in home takes more hours than a maintained one of the same size
  • Location and cost of living - the same clean costs more in a major metro than in a rural area
  • Add-ons - inside the oven, inside the fridge, interior windows, baseboards, and laundry each add to the base
  • Pets - shedding and dander mean more vacuuming, dusting, and detail work
  • Clutter - cleaners clean surfaces, not tidy up; a cluttered home slows the visit and can raise the price
  • One-time vs recurring - a single visit costs the most per clean; a schedule earns a discount
  • Solo cleaner vs agency - an independent prices lower; an insured agency's rate covers payroll, supplies, and insurance
Maid service cost

How much does a maid service cost?

A maid service is the same work as house cleaning - the term usually signals a recurring, agency-run plan rather than a one-off. A standard maid visit runs about $120 to $280, or $25 to $75 per cleaner, per hour, priced as a discounted per-visit flat rate.

The difference between "maid service" and "house cleaning" is mostly framing. House cleaning is the broader term and covers one-time, deep, and move-out jobs; maid service almost always means an ongoing schedule, often through an insured agency that sends the same team each visit. Because a maintained home is lighter work each time, maid plans are quoted as a recurring per-visit price 10 to 15 percent below a one-time clean - so the more often you book, the less each visit costs.

Monthly plan totals are not something we found published anywhere, so the next figures are Estimaid's own arithmetic: a discounted visit price multiplied by the visits in a month. On that basis a weekly maid plan works out at $320 to $640 a month, every-two-weeks about $200 to $360, and monthly the least per month but the most per visit, since a full month lets build-up creep back in. An insured agency prices above a solo independent because its rate has to cover payroll, supplies, travel, and liability insurance.

By region

House cleaning prices by region

The same standard clean is not the same price coast to coast, and cost of living sets the baseline rate. We could not find a published dollar range per US region, so the bands below are our own: we took the cited national range and applied Housecall Pro's statement that major metros run 20 to 50 percent above the national figure and that the Southeast runs below it. Read them as a rough shape, not as regional data.
Region
RegionTypical range
NortheastBoston, NYC, Philadelphia metros highest$170 – $280
WestSan Francisco, LA, Seattle at the top$160 – $280
MidwestLower cost of living, lower labor rates$120 – $200
SouthWide spread; Austin and Miami run higher$120 – $200
Published national rangeStandard visit, from the sources cited elsewhere on this page$120 – $280

Within every region, major metros sit at the very top. A standard clean in San Francisco, Boston, New York, Seattle, or Washington, DC commonly runs well above the regional figures here, because local wages, demand, and travel distance all push the rate up. A cleaner in a high-cost metro has to charge more just to cover the same hour of labor - which is why the "national average" is only a starting point, not a quote for your zip code.
