What goes into a carpet cleaning price

A carpet cleaning price is a handful of inputs stacked together: how much carpet, how dirty it is, the method, and the extras. Knowing the levers is what lets you (or your cleaner) quote a fair, repeatable rate instead of guessing.

The starting point is area and room count - homes are usually quoted at $40 to $90 per room or $0.25 – $0.50 / sq ft, and almost every company sets a 2- or 3-room minimum, so a single small room costs more per room than a whole house. On top of that sits the cleaning method: hot-water extraction (the deep steam clean most warranties require) is the benchmark and, on the published per-room figures, also the cheapest - shampoo, dry compound and encapsulation all price above it.

Two more levers move the final number. Soiling matters because heavily soiled or pet-affected carpet takes more passes and stronger solution, so it is priced above normal wear. And add-ons - stairs, pet odor and enzyme treatment, stain protection, area rugs, and upholstery - are billed on top because they are real extra work.   • Cleaning method - hot-water extraction (steam) is the benchmark; shampoo and encapsulation run cheaper, dry-compound a little higher
  • Soiling level - heavily soiled or neglected carpet needs more passes and stronger solution than normal wear
